LSG Landscape Architecture provided entitlement support for a 180-unit low-rise senior living building on a 2.3-acre surface parking lot at Hunt Valley Towne Center in Baltimore County, Maryland. The project is part of a joint development with the adjacent 315-unit Avalon Bay multi-family community. It includes 97 Independent Living, 48 Assisted Living, and 35 Memory Care units, positioned above a 125-space parking garage.
A key site improvement lies east of the new building, adjacent to the existing movie theater: a 45' x 365' linear public park is transformed into an urban oasis featuring integrated stormwater facilities, art displays, murals, a stone fountain, covered seating, and intimate gathering spaces.
The project also includes two courtyard terraces for Memory Care and Independent Living residents, along with a roof terrace for Assisted Living residents. Each space is tailored to its respective care level, using material, form, and landscape design to create vibrant, comfortable environments suited to different user groups.
