LSG provided design services for Camden Living’s 250-unit, 11-story residential building across South Capitol Street from the new Nationals Ballpark. A key to making this one of the first successful apartment buildings constructed near the new Nationals Park was the incorporation of multiple urban amenities to attract new residents. Chief among these was the need to provide spaces for their dogs. The project was constructed with a small dog park and washing station, but as the building neared full occupancy, Camden realized that a bigger dog amenity would be a greater attraction and acquired a small adjacent lot. LSG designed a shaded sloped artificial surface dog park complete with multiple dog agility stations for this area. This fenced dog park has become an important meeting space for residents and their canine companions. The project’s larger landscape responds to the building’s modern, transparent design through the use of glass, metal, contrasting masonry colors and other contemporary hardscape materials. The streetscape reflects the District’s standards for this important commercial boulevard, and provides shade trees, lighting and outdoor spaces to serve ground floor retail. LSG designed the two ground level courtyards with sculpted landforms and the smaller dog park. The amenity-rich rooftop terrace includes a swimming pool, grill areas and seating, with an open parapet along the face of the building overlooking the ballpark.
